What Our HVAC Maintenance Visit Includes

E.M. Logan Inc. starts every HVAC maintenance service by verifying the reading on the thermostat is correct for temperature and humidity. We’ll inspect the system’s heating or cooling cycle and check and tighten all electrical connections. Here are the other components we check for effective and efficient operation during our visit:

Air Conditioner/Heat Pump

• Electrical disconnect.
• Contactors, capacitors, relays, circuit boards, defrost boards.
• Compressor and condenser fan motor run load amps.
• Condenser coil, metering device, reversing valve.
• Vapor pressure, liquid pressure, subcool/superheat (refrigerant levels).

Furnace

• Draft inducer motor, heat exchanger, burner assembly, exhaust flue, pressure switch.
• Gas valve, hot surface ignitor, flame sensor, temperature limits.
• Circuit board, blower motor, capacitor, transformer.

Air Handler

• Electric strip heat coils, temperature limits, sequencers, relays.

Commercial HVAC Maintenance Plan

Commercial preventive maintenance contracts provide quarterly, semi-annual, bimonthly or monthly inspections as needed. These contracts are designed around the specific equipment of the installation.
